We are based in Dorset and build standalone high quality Garden room/Annexes to suit your exact taste and functionality.

We have no boundaries because they are all built onsite to fit your space.

We have no set prices, so each building can be constructed to suit your budget and incorporate the most important elements to you. The budget is achieved by altering materials and style so build quality is not affected.

We also alter existing garden structures and are happy to pick up a project part way through.

We can work in stages and clear the site before a design is put together so you get a feel for the space.

An annexe requires a lot more planning and discussing at the quoting stage. We are happy to talk through the process and talk about feasibility before introducing you to our planning consultant friends to get things started.

The way WE do it

  • Our walls have six elements :

    Inside finish

    Structural timber frame

    Insulation

    9mm OSB Structural outer layer

    Breathable waterproof membrane

    Air gap created by wooden battens

    The finish cladding

    All of these layers put together give you a very solid structure which will last. It also allows 6 points to adjust the cost at the design stage.

  • Our flat roofs are finished with two layers of tried and tested torch on felt.

    The roof timbers are sized to suit the building and allow an air gap between the 18mm OSB top and the insulation.

    Soffits and facias are installed accordingly ensuring air to flow through the roof and outer walls.

    The ceiling then has an internal finish, usually boarded and plastered.

  • The foundation for the building is determined by the site so there are many options. The floor timbers are sized to suit the building design which are sat on plastic pads which stops any damp rising from the ground and creates a gap for air to flow all around the building and keep it dry. 18mm hardwood ply forms the floor ready for whichever covering you wish, usually LVT

  • The design of the building will determine the size and amount of windows and doors. We can supply any type of upvc or aluminium frames in a range of colours. This is another area where the price can be adjusted to suit your budget as size and colour has a large price range.
